Hey water damage Denver friends, what’s up, what’s good, what’s happening? Get Paso good to be with you. Beautiful, beautiful morning here in the mile high city and speaking of mile high, that is the subject does your, for our little podcast of gold today. It goes along the lines of the ability that we have to help out with property managers. You know, real estate agents, we’ve done this for before. Um, but typically it’s, it’s one of those two types of entities and that is, um, just the fact that over the last few years, um, Denver has adopted some pretty lightened regulations and rules with respect to marijuana and all of the different medicinal properties that it, um, I guess could have, but also recreationally, um, you know, the, the stance on it has changed dramatically over the last few years. So at this point, um, you know, there, there really is an opportunity for anybody and everybody who wants to smoke weed or just use the CBD oil or whatever their end goal is, they can use it. There’s still, it’s not like, I don’t think, I’m not a hundred percent sure, but I’m pretty sure you can’t just walk around city streets with a joint in your hand. Um,

but I think kind of like alcohol if, if you use it in a, you know, your own home or whatever and you’ve got, um, the allowable amount or other, you know, not supposed to have, you know, 12 pounds of, um, you know, prepared marijuana and in your, in your possession. I think that there’s, um, like certain amount of ounces you can have something like that, but as long as you’re within those guidelines, you can possess and use that product a, so what does that mean for my industry, for our company, how we operate,

how, um,

you know, how our services can be used with, with that sort of thing. Well, um, as you may know or can’t imagine, there is a potential industry there with respect to the harvesting, growing, um, selling whatever of, of marijuana. And I have no clue what the regulations are on that. I know that, uh, there are still, you know, federal, federal, um, restrictions there. I, I’m not really sure what the state ones are. But there again, you, you can’t just decide to grow a bunch of plants in your home and anything and everything you want to do is okay. Um, I think maybe you can have one or two plants, but that’s it. But there again, that’s just what I’ve heard. I’ve never really cared to know, nor do I need to know personally. So it’s not a big deal. But I think what happens, um, well what I know happens because we’ve been directly involved in the cleanup is that, um, individuals take it upon themselves that they are going to set up shop in a residential home, um, more often than not when they’re renting as opposed to one they own, um, to do a grow operation.

And I shouldn’t say, um, that, you know, as a hard statement, we’ve definitely helped out with homes where people have owned on the house. Um, but let me just throw a couple, a little real life illustrations out there for you, just so you know, um, how and when we might be needed, um, in this sort of situation. So going back maybe about a year, year and a half, two years. Uh, one of our real estate agents that we deal with that does a lot of investment properties acquired a home that, um, very clearly was being used for a grow operation. And you know, really, I don’t think it had so much to do with, um, the fact that they were growing marijuana there. I think they were starting to get in some potentially other kind of crazy hardcore drugs that you may or may not cook, if you know what I mean.

And there was some evidence of that potentially going on, but not enough to where I guess the house would have been condemned, you know, if anybody is legitimately cooking meth or those sorts of things. Um, you know, that is a very, very crazy serious thing and places can be condemned and literally, um, deemed in uninhabitable and may need to be demolished to some extent at least. So that wasn’t determined for this place. But going in, obviously you were smacked pretty hard in the face with the smell and the odor and then the majority of their operation was down in the basement and they had clearly modified electrical lines and power surge and they re, I mean it was pretty impressive what they had set up to manipulate the power to run, um, the lights and the fans and all of the different, um, hydroponics that go along with, I’m doing a pretty pretty decent size little little operation.

Water Damage Denver | Tenants That Are The Worst?

So, um, what, what the case with that, um, deal is that, you know, this investor had acquired this property and obviously they were wanting to flip it and so they needed to get in there and do a lot, a lot of different things, but they needed us to come in and, um, you know, remove the odor, attend to, um, cleaning up a lot of what had transpired from, from this operation that had gone on for quite a while is what it looked like. So, obviously not a lot of this equipment and product and just kind of the, you know, obviously the, this particular house had been, um, you know, not seized but had been, um, you know, the SWAT basically came and shut down this operation. And obviously when they do that, they pull plants and they make sure that, you know, nothing is left that could be come in and used for criminal activity.

So, you know, a lot of just, uh, pots for the plants and different things that needed to be cleaned up, removed. And then some, um, little bit of mitigation, some motor removal, some cleanup, um, on the concrete flooring and things like that. More recently. Um, we are working actually on a project right now where a tenant, um, was using this rental as another grow house. And so we’ve been asked to come in and assess the damage there and, uh, help out with restoring this property so that the landlord can, can rent it to somebody else. Hopefully a little bit more, uh, honest of, uh, an individual. And so what that means is there’s a lot of holes where there shouldn’t be holes from the equipment being installed. Um, they may or may not be mold in the property. The issue with, um, you know, just kind of the way these grow houses have to be set, the humidity, humidity levels have to be at a certain, um, point.

And so, um, there may be moisture content in the home. We may have to dehumidify but we may also have to explore for potential growth and mold because, um, who knows, if you know, how wet and how, um, how moisture written of an environment this place was for however long this person was doing their little operation. So definitely what we would consider a water damage Denver situation, even though it’s as a result of an actual organized effort going on, not some sort of leak or catastrophe that happened. Um, but nevertheless, this place is legitimately on rentable and tell a major amount of work is done. So from the big foot standpoint, what we would go in and do is very similar to a water damage Denver situation, but we would assess from white shirt content. Um, we would make a protocol based off of that if drying needs to happen, we would also probably want to have an air quality test done to test for any sort of spores or maybe anything air quality wise or environmentally that we need to test for to make sure things are safe.

Um, you know, even to cut on, make sure we’re not going to be spreading anything by getting invasive on any of the materials. Um, also there’s just kind of a lot of damage in general to the bathrooms. This, this person, even outside of the operation was an especially kind to the property. So a lot of demo that needs to be done to prep it, to have, um, you know, the, the bathrooms and different things put back together. So it’s, you know, just habit, a wall by the next tenant. Um, so like, like most things, we need to get this done sooner than later than later so that this landlord can rent this thing back and actually make some money. I think in this case they’re actually going to, um, use the renters renter policy to cover the damages. So, um, I think thankfully for the landlord, they are not going to have to come up with that out of pocket.

Uh, that’s really not necessarily an of our business, but yeah, it’s just nice to, I guess see the potential of somebody not having to foot the bill for somebody else’s nefarious, uh, acts and um, dishonesty. So again, just kind of a funky, um, maybe nontraditional thing that you might not necessarily think of as a water damage Denver project that we would typically go in. Again, it’s based off of something that was intentional and organized, but again, just the humidity levels, the odor, um, the collateral damage from that sort of operation definitely, um, mimics water damage Denver situation and something that, um, a restoration company needs to go in and deal with from a number of different angles. Um, to get it back to a normal, habitable, uh, resonance. So, um, please think of us if there’s any sort of project that may need to, uh, you need our assistance with along those lines.
